Accommodation tips

When you visiting Italy you should find the accommodation you want in advance. The most important thing is to find the right place to live.

Here are some of the most important housing tips.

  1. Sort out accommodation before coming to Italy if at all possible. A week of house hunting a month or two before you arrive can prevent months in a hotel.
  2. Apart from agencies, the best way to find accommodation is either by word of mouth or by having a walk around the area you are interested in (notices of flats to rent or buy are often hung on gates of condominium or individual houses).
  3. Many rented apartments have no fitted kitchen so you should ask in advance about all the utilities.
  4. Photograph the apartment including every little scratch on the wall etc when you move in so that there will be no (or fewer at least) controversies when you move out. This has nothing to do with Italians but everything to do with landlords!
  5. The finder’s fee for rented accommodation is split between the landlord and person wishing to rent.
  6. Look for properties with a ‘to rent’ sign (affittasi or da affitare) in the window.
  7. Visit accommodation and letting agents. Most cities and large towns have estate agents ( agenzie immobiliari) who also act as letting agents for owners. Look under Agenzie Immobiliare in the yellow pages. It’s often better to deal with an agent than directly with owners, particularly with regard to contracts and legal matters.
  8. The best days for advertisements are usually Fridays and Saturdays. Advertisers may be private owners, real-estate managers or letting agencies (particularly in major cities).
  9. You can insert a ‘rental wanted’ (cercasi appartamento or cercasi in affitto) advertisement in many newspapers and on notice boards, but don’t count on success using this method.
  10. Finding a property to rent in Rome is very difficult. The best properties are usually found through personal contacts. The worst time to look is during September and October when Italians return from their summer holidays and students are looking for accommodation.
